In India too not only is the game catching on fast, but also the value addition of living on a golf home is becoming extremely attractive. A blend of golf fronting and golf view homes will yield rich dividends by way of return yield to the promoter. However, what is important is the appropriate balance between land allocation for golf and property development.
Golf Layout
A 9 Hole course in about 60-70 acres as a parkland type golf course with a 3200-3400 meter length would be deemed championship level GC. Being the most important and vital aspect of the design process, it needs to incorporate all the design parameters such as safety, yardage, par, aesthetics, sun lines, and wind direction, etc. Projected densities of play on these courses and the area available, coupled with other design parameters will dictate the Master Planning features of the golf course.
Major constraint in small and mid size residential estates is the space availability; in 30 acres, an aesthetically landscaped Boutique / Executive course would provide huge value, and also enhance overall ambience to the estate. Layout of golf can be done imaginatively making it an interesting play option. Densities of Play would be relatively low and therefore the safety parameter can be suitably addressed.

Master Planning
Considering the limited area available we are planning a 9-Hole boutique golf course in about 20-24 acres. Incorporating all the design parameters, we shall endeavor to achieve Par 32 2000 meter golf course. Projected densities of play on the course are going to be low initially and will likely pick up in later years, so safety will be adhered to.
The scope of work would include fairway layout with strategic landscaping to primarily focus on landing areas, multiple tees for varying play, and to create top quality Greens – Contouring, Landscaping, adequate surface drainage; Controlled irrigation through pop up Sprinklers and creating an appropriate root zone for proper turf growth and subsequent turf management. Our thrust would be to create a good golf course at viable costs available to us.
The Greens though small will be designer greens, double tiered, sand based, practically all weather playable, have putting surfaces of international standards. The size will range 200-220 square meters. Bermuda Selection one grass will be provided with the ability to mow it down to 4-5 mm.
The Tees will be developed to multiple tee boxes with a rootzone seed-bed mix top layer with same quality turf as on the greens. Turf will be same as for Greens but mowing height will be about 15-20 mm.
Fairways too will be strategically landscaped to create a good playing turf surface and direct play along a defined center-line. We need an average of 25 - 35 metres as fairway width with add-ons for roughs and intervening areas between other holes. Although the course must test all the clubs in the bag and be suitable for play for club as well as champion golfers not to forget the ladies and senior citizens, this will not be feasible because of limited space available. We shall try achieve a blend/placement of Par 3 (150-180m) and Par 4 (280-320) holes adding to the play interest of the course. It is not likely that we shall be able to achieve Par 4’s greater than 320 m OR a Par 5. The turf quality will be existing local grass OR Dhub Grass as is deemed fit, but mown down to 25- 30mm.
Water Management.
Water will need to be provided at the site @ 1 lac litre a day for bi-daily irrigation by the client; Irrigation through Pop-up sprinkler system coupled with a manual system operating system of control valves. The water consumption will be efficient and the irrigation shall be effective.
Turf Care Management.
After the course is ready it needs a season to age/grow-in. Post construction maintenance has to be at the highest levels through effective turf care management. Appropriate turf care machinery will be provided.
